Our inventory homes still remain the best value, but inventory and selection have definitely decreased over the past several months. If you can’t find what you are looking for in our inventory let us build you a new home. The good news is the price of our new construction has gotten much lower over the past several months. In addition Charlotte County rolled back impact fees to 1998 levels, a positive step in lowering the cost of newly constructed housing. This roll back puts impact fees at a flat $2,510 for a single family home and helps any new buyer save thousands on the cost of a new home. Lee County is now discussing the possibility of rolling back or reducing impact fees and DeSoto and Hendry Counties have already done so. We can only hope that the City of North Port and Sarasota County will take notice and examine the possibility of reducing their fees as well. We have adjusted our selling prices to reflect the reduction by Charlotte County. In addition we have actively worked with all of our suppliers and sub contractors for new competitive pricing helping to further reduce the cost of a new DMI home. You can now purchase a Sebring on your improved lot in Charlotte County for as low as $135,200 and a Boca Grande for as low as $178,900. Not only has the price of new housing gone down so has the price of lots. There are thousands of lots available for sale in Port Charlotte, North Port, Englewood, Lehigh Acres and Cape Coral. All have seen dramatic decreases in price. At this writing there were over 7700 lots listed on the Charlotte MLS. A recent study of lot prices in North Port shows the average price around $15,000 that is down from $50,000 to $60,000 back in 2005 and 2006. In Lehigh Acres lots are going for about the same average price. If you do your homework you may even find them cheaper.
